Stripping: When stripping is required before a full preparation and sealing project, the total standard rate is $2.65 per square foot. Heavy buildup, incompatible coatings, epoxy, urethane, repeated prior applications, or mechanical grinding may require a custom quote.
Joint condition: Standard sanding assumes qualifying joints and normal material depth. Deep, wide, contaminated, unstable, or severely eroded joints may require additional sand, repairs, or a custom scope.
Repairs and specialty treatments: Resetting sunken pavers, replacing damaged units, drainage correction, efflorescence treatment, rust treatment, oil treatment, and stain restoration are not automatically included.

Why We Usually Use Traditional Joint Sand in Southwest Florida
Our standard process uses clean, dry traditional joint sand followed by a compatible premium joint-stabilizing sealer. Polymeric sand may be considered in unique scenarios, but it is not our standard recommendation for most Southwest Florida paver installations.
Persistent moisture complicates curing
Frequent rain, high humidity, irrigation, shaded lanais, pool-deck moisture, and slow evaporation can prevent polymeric sand from drying and curing uniformly. Premature moisture can contribute to haze, softness, washout, or inconsistent bonding.
Paver movement can damage rigid joints
Pavers naturally move from heat, traffic, drainage, settlement, and normal base movement. Rigid polymeric joints can crack, separate, or flake out as that movement occurs.
Premium sealer already stabilizes the joints
The premium sealing systems we use incorporate joint stabilization that hardens properly installed traditional sand and helps reduce washout. For most qualifying projects, that removes the practical need for a separate polymeric binder.
Polymeric sand remains available for limited, project-specific situations.
We may consider polymeric sand when joint dimensions, drainage, exposure, weather conditions, expected movement, and manufacturer requirements make it appropriate. Any polymeric-sand installation is separately evaluated and quoted.

Bare concrete driveways, walkways, pool decks, lanais, retaining walls, and other compatible concrete surfaces require a different product strategy than sand-jointed pavers.
Natural penetrating finish
A compatible penetrating concrete sealer is selected rather than a decorative film-forming paver coating. It is intended to preserve a more natural appearance while reducing water and contaminant absorption on compatible concrete.

Yes. Travertine is evaluated for porosity, existing treatment, staining, moisture, and desired appearance. True matte is often selected when the homeowner wants to preserve the stone’s natural color rather than create a wet-look effect.
Do you seal pool decks and lanais?
Yes. Paver, travertine, and bare-concrete pool decks can be evaluated for compatible sealing. Slip-resistance treatment may be added to qualifying film-forming applications, but no sealed surface can be guaranteed slip-proof.
Do I need to re-sand before sealing?
Traditional joint sand is installed when included in the written scope. Severely empty joints, unstable pavers, missing edge restraint, drainage damage, or full-depth joint reconstruction may require additional work.
Do you use polymeric sand?
Traditional joint sand is our standard method. Polymeric sand may be considered in unique situations, but Southwest Florida rain, humidity, irrigation, shaded areas, and slow drying can interfere with curing. Rigid polymeric joints may also crack or flake as pavers move. Our premium joint-stabilizing sealers harden properly installed traditional sand, so polymeric sand is usually unnecessary.
How long does paver sealing last?
Service life varies with product, sunlight, traffic, irrigation, moisture, cleaning practices, substrate condition, and prior coatings. No single lifespan applies to every property, so maintenance timing is evaluated by condition rather than a fixed guarantee.
How long before I can use the surface?
Cure time depends on the product and weather. Many projects require at least 24 hours dry, longer before furniture is returned, and a longer vehicle-free window for driveways. Follow the project-specific written aftercare instructions.
Do you seal bare concrete?
Yes. Bare concrete wash and penetrating seal starts at $1.20 per square foot with a $350 minimum. Previously coated concrete requiring stripping starts at $2.20 per square foot with an $800 minimum.
Can sealer be applied over epoxy?
Not as a normal penetrating-sealer application. Existing epoxy or dense coatings generally block absorption and may require mechanical removal or a compatible coating system.
