The Right Method for the Surface
Pressure Washing and Soft Washing Are Not the Same
Concrete and some hardscapes may tolerate controlled pressure and surface-cleaner equipment. Stucco, soffits, siding, screens, fences, and roofs usually require lower pressure and a cleaning solution selected for the material and the type of growth present.
Controlled Pressure Cleaning
Used on suitable concrete, selected pavers, walkways, and other durable surfaces where mechanical cleaning is appropriate.
Low-Pressure Soft Washing
Used on delicate exterior materials where high pressure could damage coatings, joints, screens, roofing, or building components.
Specialty Stain Treatment
Rust, fertilizer, battery, grease, oil, oxidation, and graffiti may require dedicated products and a separate restoration quote.
No blanket “damage-free” promise
Existing oxidation, loose paint, failing sealers, brittle screens, deteriorated caulk, damaged mortar, worn roof materials, and hidden defects may become more visible during cleaning. We assess observable conditions and explain material risks before work begins.

Signs Your Property Needs Pressure Washing
Cape Coral’s humidity, rainfall, and shade patterns push organic growth on exterior surfaces faster than most parts of the country. Here’s what that usually looks like.
Black Streaks on the Roof
Dark streaking running down a roof slope is typically algae growth, not dirt — it spreads fastest on shaded or north-facing sections.
Green or Black Growth on Pavers & Pool Decks
Algae buildup on walkways, pool decks, and lanais makes the surface slicker underfoot, especially near irrigation heads and shaded corners.
Dingy Siding, Screens, or Fencing
A gradual buildup of pollen, dirt, and organic film on stucco, siding, pool cage screens, and fencing is easy to miss day-to-day until it’s compared to a cleaned surface.
Why it happens faster here
Southwest Florida’s combination of humidity, frequent rain, irrigation overspray, and shade from mature landscaping creates conditions that organic growth thrives in. Surfaces that would stay clean for years in a drier climate often need attention annually here.

What counts as one treatment area?
One area means one reasonably contained affected section that can be treated as a single work area. Multiple disconnected locations, extensive contamination, repeated applications, or restoration-level work may require multiple area charges or a custom quote.
Drainage Maintenance
Lanai and Channel Drain Cleaning
Sand, leaves, algae, and organic debris can collect in lanai and pool-deck channel drains. Cleaning improves flow where the drain and downstream system remain open and functional.
Drain Cleaning

Cleaning for up to 30 linear feet of accessible channel drain.
Cleaning + Access Cap
$230
Cleaning plus one removable access cap when the drain design allows installation.
Additional Access Caps
$95 each
Additional caps may be recommended at turns or segmented drain sections.
Length Over 30 Feet
$7/linear ft.
Applies to accessible drain length beyond the initial 30 feet.

Common Questions
Pressure Washing FAQ
How much does pressure washing cost in Cape Coral?
Standard pressure washing and soft washing is priced at $0.15 per square foot, subject to the service minimum. Minimums begin at $125 for many hardscape and fence services, $175 for pool cages, $225 for house soft washing, and $325 for roof soft washing.
What is the difference between pressure washing and soft washing?
Pressure washing uses controlled mechanical cleaning for suitable hard surfaces. Soft washing uses lower pressure and cleaning solutions for materials that could be damaged by aggressive pressure, including many roofs, houses, fences, and screen enclosures.
Will you use high pressure on my roof?
No routine high-pressure roof blasting is used. Roof cleaning is performed with a lower-pressure method selected for the roof material, condition, and manufacturer considerations.
How is roof-cleaning square footage measured?
Roof cleaning is based on the final billable roof surface area, not only the home’s ground-level footprint. Applicable pitch, peaks, hips, valleys, dormers, and multiple roof sections are incorporated into the final measured area.
Can you clean pavers before re-sanding or sealing?
Yes. Cleaning is normally the first step before qualifying paver re-sanding or sealing. Existing sealer condition, joint stability, stains, efflorescence, and drying requirements must be evaluated before restoration work.
Do you clean lanai and channel drains?
Yes. Accessible channel-drain cleaning starts at $135 for up to 30 linear feet. Cleaning plus one access cap starts at $230, additional caps are $95 each, and length beyond 30 feet is $7 per linear foot.
Can you remove rust, oil, fertilizer, or graffiti stains?
Yes. Rust and organic or mold treatment start at $95 per area. Oil, grease, calcium, hard water, paint, tire marks, and efflorescence treatment start at $125 per area. Graffiti requires an on-site quote. Complete removal cannot be guaranteed in every case.
How often should exterior surfaces be cleaned?
Frequency depends on shade, trees, irrigation, roof runoff, salt exposure, traffic, surface porosity, prior coatings, and the amount of organic growth. Many Southwest Florida properties benefit from annual or periodic cleaning, but there is no single schedule for every surface.
Do I need to be home during service?
No. We need safe access to the agreed work areas, an available water source when required, secured pets, closed windows and doors, and removal of fragile or personal items from the cleaning area.
Do you offer pressure washing outside Cape Coral?
Yes. Service may be available in Fort Myers, Estero, Bonita Springs, Naples, Punta Gorda, Port Charlotte, North Port and Sanibel, subject to route availability and project size.
