What Is Roof Sealing? (And What It Isn’t.)

Roof sealing is the application of a penetrating/protective sealant to a cleaned roof surface to restore color, help block UV, and help slow moisture and algae damage. It’s a surface-protection and restoration service — and it’s important to be clear about what it is not, because the terms get used loosely in this industry:

  • It’s not roof painting. We don’t roll on an opaque paint film; we apply a sealant that works with the roof material.
  • It’s not a roof coating system. Thick elastomeric or silicone coating systems (common on flat commercial membranes) are a different, heavier product class.
  • It’s not waterproofing, and it’s not a leak repair. Sealing helps resist moisture at the surface, but it does not fix active leaks, replace underlayment, or make an old roof watertight. Leaks are a roofer’s job.
  • It’s not a roof replacement. Sealing helps you get more life out of a sound roof — it can’t rescue one that’s at the end of its service life.

When Roof Sealing Is NOT the Right Choice

We’d rather turn down a job than sell you a seal that won’t help. We’ll recommend against sealing — and point you to the right trade — when:

  • Your roof has active leaks. Sealing is not leak repair. A leaking roof needs a roofer first.
  • The roof is at end of life. Curling, widespread cracked or missing tiles/shingles, or bald granule loss means it’s time to plan replacement, not sealing.
  • There’s structural or underlayment damage. Surface sealant does nothing for problems beneath the surface.
  • The roof is new and under manufacturer warranty. Sealing a recent install can, in some cases, affect warranty terms — check first.
  • It’s a material we don’t seal — metal, flat membrane, slate, or wood shake (see the table above).
  • There’s subsurface mold or rot. Sealing over a moisture problem traps it. That needs remediation, not a topcoat.

Will roof sealing stop leaks?
No. Roof sealing is surface protection and restoration — it is not leak repair or waterproofing. If your roof is actively leaking, you need a roofer to address the underlying issue first. Sealing helps resist moisture at the surface of a sound roof, but it can’t make an old or damaged roof watertight.
Does every tile roof need sealing?
No. Newer roofs, roofs under manufacturer warranty, and already-glazed clay tile often don’t need — or shouldn’t get — a seal yet. Sometimes a simple algae soft wash is all that’s called for. We assess honestly and only recommend sealing when it genuinely helps your specific roof.
Can roof sealing improve the appearance of my roof?
Yes — this is one of the biggest benefits. Soft washing removes the black streaks and mildew, and the Cat 5 sealer helps restore faded tile and shingle toward its original tone and locks the pigment in. The visual difference on a weathered SWFL roof is often dramatic.
How is my roof’s square footage measured?
Billable area is your roof footprint × a pitch factor — 1.25 for tile, 1.20 for shingle — because a sloped roof has more actual surface than its flat footprint. That method keeps the $1.75/sq ft rate fair across low- and steeper-sloped roofs. Very steep, multi-story, or hard-access roofs are quoted on site.
What roof materials do you seal?
We seal concrete tile, unglazed clay tile, and asphalt shingle with Trident Cat 5. Glazed clay tile is case-by-case (often only needs a wash). We do not seal metal, flat membrane (TPO/EPDM/mod-bit), slate, or wood shake — those need different products or trades, and we’ll tell you so rather than sell you a seal that won’t help.
How long before it rains? Can you seal in summer?
Yes, we seal year-round in SWFL — we just plan around the weather. The roof needs to be fully dry before sealing and needs a dry cure window after, so during summer we schedule around the daily thunderstorm pattern (typically early-day application). We’ll never seal a damp roof or one facing imminent rain.
Can my roof be walked on after sealing?
Roofs should be walked on as little as possible in general, but after the sealer has fully cured it’s fine for necessary access (gutter cleaning, HVAC, etc.). We’ll give you the specific cure window for your job. During the cure period, keep foot traffic off entirely.
How long does roof sealing last?
In SWFL conditions a quality roof seal typically helps protect for several years before a refresh is worthwhile, though sun exposure, salt air, and tree cover all affect the timeline. We’ll give you a realistic expectation for your specific roof and material at the assessment.
