  • Your roof has active leaks. Sealing a leaking roof can trap moisture underneath and accelerate the underlying problem. Leaks need to be fixed by a licensed roofer first; sealing comes after the structure is sound.
  • Your roof is near the end of its useful life. Most tile roofs in SWFL last 25–50 years; asphalt shingle is typically rated 15–25 years here. If your roof is past its rated life or showing structural decline — sagging, widespread cracking, multiple missing tiles or shingles — sealing isn’t the right investment; replacement is.

How long does roof sealer last in Florida?
In SWFL’s intense UV and humidity, a properly applied two-coat tile roof sealer typically lasts 7–12 years, and a shingle sealer can extend shingle life roughly 5–7 years per application. We recommend an annual inspection and a light re-seal approximately every 5 years to keep color vibrant and protection continuous. Re-sealing is significantly cheaper than the original full-prep application.
Will roof sealing stop leaks?
No — and any contractor who promises it will is misleading you. Roof sealing helps reduce moisture absorption on porous tile and helps block wind-driven rain from getting between shingle courses, but it is not a leak-repair system. If your roof has active leaks, they are typically caused by failed flashing, broken or missing materials, damaged underlayment, or improper installation — all of which require repair by a licensed roofing contractor before sealing. We won’t apply sealer over an active leak; doing so traps moisture beneath the sealer and accelerates the underlying problem.
Does every tile roof need sealing?
No. Some tile roofs in SWFL go 8–12 years before showing significant UV fade or algae issues, especially well-shaded homes with good drainage. Homes in coastal/salt-air zones, in full sun, or with heavy algae streaking benefit the most from sealing. During SWFL’s summer storm season (June–October), we schedule sealing around the weather forecast — and yes, we routinely seal roofs in summer; we just plan around storm patterns. We won’t apply sealer when the forecast shows rain within the cure window. If a surprise storm threatens, we postpone application and reschedule at no charge.
Can my roof be walked on after sealing?
Yes, after the initial cure window. Most sealers are walkable within 24–48 hours, with full cure completing in 7 days. However, walking on a roof — sealed or unsealed — should always be done carefully, only on appropriate areas, and ideally only by professionals with proper safety equipment. Sealing doesn’t change the underlying structural walkability of your roof. We don’t recommend regular homeowner roof access; for cleaning, inspections, or maintenance, hire a professional.
